In the hunt again
Looking at properties again today - but not for us this time ;)
Spent a great hour with our realtor looking at some dreadful properties. This particular gem was listed at $45k but we'd have put a guide price of $35-40k if it was rent ready, or at least close to rent ready.
As it stood though it was closer to $20k. It had great kerbside appeal, but it went downhill real fast once we went in.
I have no idea what the owner has been smoking - but gees was it strong. I'm not anti-smoking but woah, even that property was starting to make the eyes water - and it was vacated!
It was also a wall panel nightmare. Lots and lots of horrid wall panels. Buckling as well from moisture just like Rancho.
All in all it was in need of a total refurb top to bottom. It was hard to find any redeeming features.
The second house we looked at was listed at $34k and we were told that the seller was "motivated". Yeah well, there is motivated and there is silly pricing. It was a much smaller house, probably $10-12k over priced. Not sure what my wife and the realtor had against it, but it was in need of a small update (and new kitchen). Wouldn't have been a fantastic return on investment, but it'd certainly be a tidy house, especially when the market comes back. Trouble is that we're limiting ourselves to "fantastic" return on investments, rather than merely "good".
Which brings you to some other properties in that neighbourhood - proper gut jobs. My wife hates one of them - ugly little house which I can only see potential with.
Anyway, soon got back to the latest house, repairing two ceilings (so wish I had more time and money for that repair), and started cleaning the Coke wars from the walls so they can be painted.
