Really looking forward to this house. Bought over the summer, took an age to complete, and when finished will be the jewel in our portfolio.
The bank took a massive hit on this property, an eye watering amount of money was written off, which is why it took 9 months of waiting for it. The bank literally did not want to let the owners off the hook, and even when it was finally processed, the sellers are on the hook for the massive loss on the mortgage (which is unusual).
One problem with this property is the previous tenant - they were animals and lived in filth. Although we got the property empty, apparently they needed 2 large skips to empty the house late last year. However, the property was uncleaned.
Although the stench was bad, it was only stomach wrenching after about 15-20 minutes in the property. My wife spent 2-3 solid weeks cleaning this property at the height of the summer. The property is still not clean - her job was merely to scrape 3-4 years of filth away from the top. She did a fantastic job though.
The good thing about this property is that 4-5 years ago, the previous owner spent a considerable amount of money updating it and did a really nice job.
Jobs to be done, new kitchen counter, new kitchen floor, new toilet, a bit of trim and a lot of paint. There is also a bit of ceiling work to be done, and it might need a new roof. Hopefully we'll get this property turned over relatively quickly, and it's so close to home, I'll be walking to work I reckon.
Today was blown a bit, we have a new addition to the family, a little nephew. He's about 6 weeks early, but the betting is that the due dates were entirely wrong. Haven't seen him yet though, but should in the next few days.
