Odd day. Started talks with an older couple who have 28 rental units that they might be willing to sell. Not 28 at once, heck I hope not, but maybe letting a few go at a time.

Early days so far, but the possible prices I've seen them wanting are a little on the north side. And because of the condition of the properties, the rents are on the very low side.

Was shown a house earlier today where the previous tenant had decided to redo the whole of the interior.

So....he tore out all the plasterboard/drywall, all the electrical system, the kitchen, sold the stove, took out a ceiling, and then started putting it back together again. Badly. He even moved a wall, not to mention removed an entire wall.

As for this unit, the tenant has more or less wrecked the place. We counted $8-9k of damage straight away, with probably needing $15-20k to get it back to a good rentable state again that we would like.
