Final Inspection

Well it's taken a long to get to this point with this house.

We have a signed contract for sale over the weekend, and we then have a 7 day inspection period, which we generally do ourselves. It's a chance to kick the sale out if we find something in the house we don't like, and it gives us a clear hour or two with no distractions poking screwdrivers into holes, jumping up and down, and trying to have a look at the floors.

House seems pretty solid. But the question remains - what is under the linoleum floors? The lino is pretty much original in this house and it shows and breaks apart so easily.

This bit was damaged - and look at the wood underneath. It looks like plywood to start with, but when you look closer it's actually individual pieces, so a proper hardwood floor that's never been finished in it's life. This floor is 50-60 years old. We love hardwood floors.

Or - it's a bit of pretty plywood and we've totally got it wrong.

Not convinced the termite damage was termites though (as an inspector has said), thinking more like carpenter ants. Termite attack dry wood, carpenter ants attack wet wood. If you have a leak, you'll eventually get carpenter ants eating the rotten wood. Cure is simple - stop the water leaking into the wood. Carpenter ants won't eat the dry bits though, termites will eat all the wood though. And I'm not seeing all the wood eaten. For now.
