It always happens….

you think all that’s required is a quick sand and then oil……until you realise that things are slightly loose! You then end up taking it apart and see that there’s just a bit (!) of rot and some fairly major repair is required!

Then an email from the solicitor regarding the minor land transfer which is still ongoing - I will refrain from my reaction but suffice to say an extremely strong reply will be composed which may upset them!!
