Next house!

We've owned this one for several years, in fact, I think it's our oldest rental. It's been a steady earner I figure, had a major rebuild 5 years ago, and it's also the property out of all of them that I'm probably least linked to. Maybe saw it once during the refurb and a couple of times before that.

Saw it up close last year when the tenant was busted for production and dealing of meth, but it was very quickly rented out again.

It became vacant again the last couple of days and I've had a chance to go round the building to see what needs doing.

To be honest, apart from a fresh coat of paint, this is going to be fairly straight forward.

The annoying thing about the interior is the fact that the contractor 5 years ago sprayed everything - and I mean everything. Doors, trim, sockets, fuseboxes. The second annoying this is that he sprayed everything in gloss paint.

So I think we can get away with a single new coat for the walls, but the trim might need a couple of coats. Plus we're owed rent by Spiderman and he's offered to come in and repaint it.

I think the plan with this property is to get him in for the big bits of painting (walls, trim and doors) and I'll do a bit in the evenings. Maybe - maybe we'll have this house ready again for rental in a few days (as opposed to weeks). Spiderman is motivated as he needs to have this house done before he can move onto Manchester - a house he really is looking forward to working on.

The biggest problem is actually the area this house is in - it's gone a bit downhill in recent years, so whatever renter we get, we tend to see them as someone who is merely stopping our air conditioner stolen.
