What the glossy website and information don't tell you about is the students and teenagers sitting on the grass/lounging around right outside your door or the police helicopters that hover around this area most nights or the busy A66 about 50m on the other side or the fact that the waterside location is not the nicest looking stretch of the River Tees etc etc etc.
