And another done!
Finally closed on one of the outstanding short sales today. Yeehar.
The house is a bit of a rough diamond but shouldn't need much work to bring it up to standard for renting. Bit worried about the aircon unit still outside, getting a little paranoid about these outside units at empty houses as they are being stolen. However, it's got one more night to last and then tomorrow it'll be unhooked by a chap who hopefully will be our new aircon guy. (Once it's unhooked it'll be put in storage until the unit gets a renter - $40 or $3000, you choose).
The photo is another house just down from us today, and that new little "Sale Pending" sign is a happy realtor who listed the house for 24 hours before getting the offer from our new investor! We beat the man from North Carolina as well, which was even better. We have a couple of realtors behind us who give us some brilliant advice - the one who handled this property played it absolutely brilliantly. Unlike the UK where you have a bidding war, you can't do that here - put your offer in and if it's accepted you have the sole contract that no one can back out of. You can do a limited bidding, and that's how we got it. The other party thought they were being clever by asking a little over the contract price!
Just in case anyone is wondering, we don't own today's candidate. Somewhere floating round the Caribbean should be a happy parents of mine knowing they just bought more Florida real estate.
